Original ground preparation across most of the suburb left thin imported topsoil — usually 100 to 200mm — sitting over heavily compacted clay subsoil from the bulk earthworks. New Kikuyu turf goes in fine, looks great for the first season, then starts to struggle as the root system hits the compacted layer underneath.
